📢 Rejection of Additional FAR application for Floor Area Ratio (FAR)- Update

Dear Residents,

We are pleased to share a significant achievement of Capetown Association of Apartment Owners (AOA), directly benefitting every resident of our society.

👉 *The application of M/s Supertech for an additional Floor Area Ratio (F.A.R) of 0.75 – equivalent to construction of 1,687 extra apartments – has been *rejected by NOIDA Authority on the basis of the objection filed by Capetown AOA.

This was a core part of our election manifesto, and unlike other groups, only your AOA had the courage to take up this major fight against the builder.

✅ Benefits to Capetown Residents from this rejection & ongoing legal action:

1. Extra towers like Capeluxe launched by the builder has been cancelled.

2. North Eye Tower height will be reduced from 65 to 52 floors.

3. Two ORB Towers height will be reduced from 42 to 32 floors.

4. Multilevel Car Parking will be constructed.

5. Most importantly – your ownership share in Group Housing Plot No. GH01/A, Sector-74, Noida will not be reduced.

📖 Background for Residents

• On 04.11.2010, Supertech was sanctioned F.A.R of 2.75 for 6,796 apartments.

• On 30.09.2014, Supertech obtained additional Green Building F.A.R, increasing apartments to 8,055.

• On 10.05.2019, Capetown AOA formally filed an objection against Supertech’s application for further F.A.R of 0.75.

• Based on our objection, NOIDA Authority rejected the application on 31.05.2019.

📌 Understanding FAR (Floor Area Ratio)

F.A.R determines the intensity of construction in a given plot. A higher F.A.R means more buildings and more people within the same land parcel, putting severe pressure on infrastructure and lowering the share of each flat owner in the total land.

By preventing the increase in FAR, Capetown AOA has safeguarded your property value, open spaces, and quality of life.
