Major Achievements – CAPE KUTUMB-CARWA 1.0
Successfully completed the handover of society from the builder, overcoming resistance and challenges.
Achieved a reduction in Common Area Maintenance (CAM) charges by ₹0.17 per sq. ft. and other administrative charges immediately after handover.
Average savings post handover:
CAM Rs. 158 - 425 per flat per month ( CV to CC flats)
VCAP reduced from an average 170 per KVA to Rs. 135 per KVA thus an average savings of Rs. 175 per flat in an average load of 5 KVA
Admin charges for new flat buyers reduced from Rs. 23600 to Rs. 5100
Arranged an additional 3500 KW transformer on rent to resolve frequent power tripping issues and ensure uninterrupted supply.
Expanded CCTV surveillance network to nearly 2000 cameras, enhancing safety and security for residents.
Implemented tower-wise allocation of guest parking slots within the society.
Achieved issuance rights of NOC in Noida Authority (Order dated 11.10.2019), resulting in ₹2.10 Crores credited to society accounts after meeting all legal expenses.
Issued more than 800 NOCs during the tenure for apartment sales, loan transfers, death case mutations, blood relation mutations, and other resident needs.
Our Society secured second position in NCR ranking across multipoint parameters, a recognition of effective governance and residents' welfare activities.
Secured Noida Authority’s order (30.05.2019) stopping further sale of FAR (Floor Area Ratio) to the builder:
• North Eye project was reduced from 63 to 52 floors, Cape Lux project was cancelled, ORB project was reduced to 32 floors. This achievement has saved the society density by 1000 apartments.
Won all legal cases in favor of apartment owners against the builder. Currently representing residents in Hon’ble Supreme Court, NCLAT, and Allahabad High Court for the completion of pending deficiencies.
Timely filed financial claim of ₹110 Crores before the Learned IRP and Hon’ble NCLAT, safeguarding residents’ financial interests.
Ensured transparency by implementing a No-Cash Policy and introducing real-time apartment ledgers through ERP (MyGate).
Timely published audited financial statements every year, strengthening accountability and trust among residents.
Drafted and executed all key communications with Noida Authority and other government departments.
Transitioned electricity supply from Single-Point to Multi-Point Connection, providing government meters to all homes.
Reduced Load Enhancement Charges from ₹29,500 to ₹118 only, saving substantial costs for residents.
Ganga Water – Phase 1- Secured an increase of Ganga water connections (i.e 3884 (4419-535) without passing the burden of charges to residents, after strong representation before the Noida Authority. (Saved Rs 23 Crores of society) The first phase was successfully completed on the day of Janmashtami.
Ganga Water – Phase 2- Successfully secured a 300 mm water connection for Capetown from Noida Authority after years of persistent efforts, ensuring permanent resolution of water supply and quality issues – a historic milestone in the society’s journey.
Covid Management in Capetown Society (2020–2021) :
During the unprecedented Covid-19 pandemic, Capetown AOA played a pivotal role in ensuring the safety, health, and well-being of its residents and frontline workers. In 2020, the Association launched the Cape Town Cares Initiative, raising over ₹1.10 lakh which was fully utilized for relief activities, including the distribution of 200 grocery kits, masks, and sanitizers to society staff and Noida Police. On 03.05.2020, a special programme was held to honor the tireless services of Noida Police, attended by ADCP Noida, Sector Magistrate, and ACP III, where residents showered flower petals in gratitude. The AOA also ensured the uninterrupted delivery of essential supplies and the regular sanitization of common areas. In 2021, as the deadly second wave struck, doctors residing in Capetown volunteered their services, offering medical consultation and support to residents.
The Association established a Covid Isolation Center at Club 1 equipped with oxygen cylinders, regulators, and 24x7 nursing staff, providing critical assistance to residents struggling for hospital admission and oxygen supply.
To boost immunity and mental health, daily online yoga sessions were organized from May 2021 onwards. Recognizing the importance of vaccination, AOA successfully conducted two COVID-19 vaccination Camps in collaboration with Fortis Hospital and Kailash Hospital, benefiting hundreds of residents. Additionally, Covid testing camps, both free and paid, were organized in partnership with reputed labs like Hindustan Wellness and 1mg, along with multiple free medical camps for residents. These comprehensive efforts showcased Capetown AOA’s unity, compassion, and proactive management, turning the society into a model of community-driven Covid response in Noida.
Introduction of JIO Fibre (September 2020):
In September 2020, JIO Fibre services were introduced in Capetown, giving residents access to multiple ISPs including JIO, Airtel, and IN Network. This has ensured high-speed internet at competitive rates, leading to substantial savings and improved digital convenience for all households.
Spiritual & Cultural Celebrations:
Cape Kutumb Carwa , with the active participation and help of residents, has been proudly hosting one of the most unique Dahi Handi Utsavs in Delhi-NCR on Shri Krishna Janmashtmi for the last 8 years. Alongside this, the society has successfully organized more than 17 grand Shri Sundarkand Paths, a 7-day Divya Shri Ram Katha, and Shri Hanuman Janmotsav, fostering a strong sense of devotion, unity, and cultural vibrancy within the community.
NCLAT Victory Securing Residents’ Rights
One of the landmark achievements of the Capetown Association of Apartment Owners (AOA) has been its proactive role during the Corporate Insolvency Resolution Process (CIRP) of Supertech Ltd. initiated by the Hon’ble NCLT in March 2022. The AOA not only guided residents in filing claims but also identified serious deficiencies in the IRP’s status report and, to safeguard residents’ rights, filed IA 4306/2023 before the Hon’ble NCLAT. This resulted in an acknowledgment of deficiencies and a directive to ensure completion of essential amenities in Capetown. Further, after years of struggle, the AOA, acting under multiple legal directives and with the mandate of the residents through a Special General Body Resolution, successfully took over the common area assets and maintenance of the society from the builder’s agency on 13.10.2024 under police supervision. Despite attempts by M/s YG Estates to roll back the takeover, the Hon’ble NCLAT vide order dated 04.03.2025 upheld the AOA’s control, firmly establishing that the management and operational responsibility of Capetown rests exclusively with the residents through their Association. This achievement stands as a milestone in ensuring transparency, accountability, and resident-led governance in Capetown.
New water cooler plants – Installed at Gate 1, Gate 2, and near the Amphitheater for residents’ convenience.
A play area for kids is being developed in Lake Garden.
Recognition as Best Society (Category A) :-
Capetown Society was honored with the 2nd position in Category A among the best societies of Gautam Buddh Nagar, awarded by the reputed daily Amar Ujala. The award was presented on 12th July at NEA Auditorium, Sector 6, Noida, by Hon’ble MP Dr. Mahesh Sharma, along with MLAs Shri Pankaj Singh and Shri Tejpal Nagar. This recognition stands as a proud moment for all 25,000 residents, volunteers, senior citizens, women, and the AOA, whose collective efforts made Capetown a model society.
Digital Excellence Award 2025:-
Capetown Society, Sector 74, Noida, was conferred the Digital Excellence & Innovation Award 2025 by MyGate at The Grand, Vasant Kunj, on 7th September 2025. With over 8,500 active users across 4,000+ flats, Capetown achieved the highest utilization of digital platforms in Facility Management, CAM Collection, and Visitor Management across Delhi NCR. This award reflects the Society’s advanced use of ERP modules and the collective efforts of the AOA and residents in driving technology-led innovations for smarter community living.
