Background
Capetown, Sector-74, Noida, is home to more than 25,000 residents across 5,000 families. For years, residents faced incomplete infrastructure, pending flat registrations, unsafe living conditions, and neglect by the builder.
In March 2019, Cape Kutumb-Carwa emerged as a collective resident movement to address these challenges. Despite being elected, the team was denied full financial and operational powers until 13th October 2024, when the society was finally taken over from the builder under police supervision , as per the directions/s availed from Ld. Court and placed under the direct control of residents through their Association.
Since then, Cape Kutumb-Carwa has not only secured legal victories and safeguarded the financial rights of the residents but also delivered visible, on-ground improvements in infrastructure, governance, and community living.
Vision – Inspired by Achievements
Guided by the principle “Anek Vichar – Ek Parivar”, Cape Kutumb-Carwa envisions transforming Capetown into:
The Greenest & Safest Township – with expanded CCTV networks, modern safety systems, sustainable horticulture, solar energy, and water recycling.
A Transparent & Accountable Society – where audited accounts, ERP-based real-time ledgers update, and resident consultations are standard practice.
A Legally Secured Community – continuing the fight for pending registries, financial recoveries of over ₹240 crore, and enforcement of ECGRF orders.
A Vibrant Cultural & Spiritual Hub – building on community-led celebrations such as Janmashtami Dahi Handi, Shri Sundarkand Paths, Ram Katha, and completion of Mandir with Shikhar.
A Future-Ready Township – Skill-building hubs for children, wellness initiative for residents specially for senior citizens, and upgraded gyms and clubs.
Our achievements so far—legal victories at NCLAT, ₹110 crore recovery, ₹23 crore Ganga water liability shifted to builder, successful digital transformation through MyGate, and recognition through the Amar Ujala Best Society Award and MyGate Digital Excellence Award 2025—are the foundation for this vision.

Secure registry of ~2,300 pending flats via Supreme Court case.
Pursue balance recovery of ₹240 crore and enforce ECGRF refund orders.
Water & Power Infrastructure
Supply of Ganga water to all the flats with a target of reducing TDS below 1000.
+15 MVA power capacity upgrade with multipoint connections.
Rooftop solar installations for common areas.
Selection / Renewal of Service Providers
Review of the existing vendors based on defined parameters
Documented Statement Of Work (SOW) with defined KPI (Key Performance Indicators), KRA (Key Result Areas) & SLA’s (Service Level Agreements)
Implementation of new vendor (if required) through a proper Bid Process Management methodology.
Construction & Utilities
Completion of second STP thru Resolution applicant under CIRP.
Rectification of leakage, seepage thru capital expenditure and correction structural defects if any thru resolution applicant under CIRP.
Operationalisation and connectivity of Basement 2 with Basement 1.

9. Pet & Stray Dog Management (Residents Safety & Regulation)
o We would collaborate with all pet parents and enthusiast animal care givers to ensure that rules framed by State govt and Noida Authority are followed in words and spirit in view of recent orders passed by Hon'ble Supreme court so that humans and animals can coexist in a harmonious environment.
10. Tower Repair & Painting
o In the last 10 years, the builder repaired and painted only 13 towers by increasing CAM charges. In contrast, within just 10 months of taking over the society, we successfully repaired and painted 8 towers, even after reducing CAM charges and resolving multiple legacy issues. The remaining towers will be repaired and painted in 2025–26, ensuring durability, enhanced aesthetics, and higher property value for all residents.
11. Lifts in Club 1 and Club 3
o The AOA has already obtained quotations from several reputed elevator manufacturing companies for the installation of lifts. This work shall be taken up on priority and executed immediately upon receiving approval in the very first meeting following the election.
